Terms and Conditions
These terms and conditions detail the agreement you enter into when booking and confirming a reservation with expatngo.
If you are unsure of anything please contact us and we are happy to explain everything to you.
expatngo, a trading name of CG Services Ltd, (“We”, “Us” or “expatngo”) acts as an agent in the booking of rental accommodation with you the client ("Client", "You", "Guests"). We arrange your accommodation with the Principal (the apartment owner, or property manager). Your contract will be with the Principal. Any actions we take and the terms of business on which we arrange your accommodation with the Principal are done on their behalf. As an agent we do not accept responsibility for the provision of your accommodation by the Principal, with whom you have the contract. Magic Rentals may also act as a Principal.
We take great care in inspecting the accommodation on your behalf. However, your contract for the provision of the property is between you and the Principal.
Bookings and Confirmations
We require a Reservation Deposit to hold your reservation. Normally this is 25% of the Total Charge. The Total Charge is the full amount payable for the entire stay and your apartment rental contract will only be valid after full payment has been received and acknowledged by Us. Full payment of the Total Charge is required 1 month before arrival. If a booking is made less than 1 month before arrival, the Total Charge is payable straight away.
This Reservation Deposit needs to be made by credit or debit card. Once the deposit amount has been received we will send you a confirmation e-mail. If applicable, the remaining payment is due in advance, payable by credit card as detailed in your confirmation e-mail. Please, note a valid credit or debit card is required for ALL bookings in case of damage (see below).
Only Visa or Mastercard are accepted as payment methods. American Express is not accepted. Your confirmation email will detail the payment and amount due. Your apartment is not confirmed until Magic Rentals sends you a confirmation e-mail with your booking number. If, for whatever reason, we are unable to process your credit or debit-card payment, we may seek an alternative payment method with your agreement. If no alternative is agreed, the reservation is not made and no booking is confirmed. If your booking can not be confirmed, and if you have made a payment, your payment will be refunded. Depending on the speed of bank transactions beyond our control, refunds may take up to 2 weeks.
The Reservation Deposit for all reservations is non-transferable and only refundable in compliance with the cancellation charges below. You authorize Magic Rentals to charge such sums via your credit or debit card used when making the Reservation Deposit payment. If you wish to transfer a booking to another person an administration charge may be levied.
If the client cancels a confirmed reservation, there is a cancellation charge payable to Us that will depend on the number of days before the beginning of the rental period. This is to cover, amongst other things, the lost revenue from the apartment and our costs incurred.
- More than 90 days before: €100 administration fee.
- 21-90 days before: 25% of the total charge, minimum of €100
- Less than 21 days, including no show: 100%, that is, no refunds are due.
In the event that the client requests changes the dates or apartment, it will be understood as a new reservation and it shall be subject to the cancellation conditions accordingly. It is strongly recommended that clients purchase holiday cancellation insurance. Any cancellation, including force majeure, will be subject to our clear and simple cancellation policy stated herein.
In the unlikely event the Principal should be unable to provide to the client the property he has booked, they reserve the right to transfer him to a property of similar or better characteristics, with the assistance of Magic Rentals.
All cancellations or changes must be made and confirmed via email to firstname.lastname@example.org. Only once you have had a response back from Magic Rentals via email will your cancellation or change be confirmed. The cancellation therefore may take up to 72 hours to be confirmed. Cancellations or changes by phone are not accepted.
Upon arrival, guests will be asked to provide a Damage Deposit chargeable to debit or credit card, to guarantee the safe return of the apartment and its contents in a clean and tidy state. Please note that by accepting our Terms and Conditions you agree that any damages caused by you or your party will be deducted from your damage deposit and that you will also be liable for any damages in excess of the damage deposit amount. Depending on the apartment offered, a damage deposit ranging from 200-500 Euros will be requested upon arrival. This damage deposit is payable by a pre-authorisation of a debit or credit card. Please see your confirmation email to see which method of payment is required.
Credit Card/Debit Card: All damage deposits paid by credit card or debit will be refunded to the same credit card used for payment up to 10 days after your check-out date assuming the apartment is undamaged. In the case where a pre-authorisation has been processed, this will be left to expire. Due to international banking arrangements it may take longer than 10 days for your deposit charge to appear reinstated if no damage charge has been made. You understand that this delay is beyond Magic Rentals' control.
You must inform Us immediately of any damage that takes place during the stay, whether you consider it minor or not your fault. Reasonable use of electricity, gas and water is included in the rental. At check-in, expected usage will be explained to you. Excessive usage, for example leaving heating or air conditioning on all day with the property vacant will constitute damage and the excess cost thereof will be chargeable.
Please ensure that we have an updated arrival time for you so that we can plan for your check-in and keep your contact person informed about any delays or changes. Your contact person will be provided with your telephone number and email address should they need to contact you regarding your arrival time. You can send us this information via e-mail to email@example.com or by calling us on the contact number provided in your arrival email.
Your arrival and departure confirmation email clearly states where to meet your contact person on the day of your arrival. This will normally be at the apartment address. You will normally be allocated a 60 minute arrival period. Failure to arrive during the agree arrival period can result in a failed arrival charge, the cost of which will be explained in your arrival email. If you are delayed, you should call your contact person as soon as possible and confirm your expected arrival time at the apartment, or other agreed rendez-vous location. You understand that a failed arrival charge may be made in these circumstances.
The apartment will be available from 14:30, but we will try our best to accommodate earlier arrivals. It is extremely important that we have an updated arrival time. Not having this information may result in you having to wait for your contact person and a delayed check-in. For arrivals from 20:00 onwards, and weekends or local holidays, there is a "late check-in" fee of £30 , or £50 if after 11pm. Please note standard check-in is between 14.30 and 23.00. The late check-in fee is payable in cash directly to the check-in agent. If you arrive outside of the confirmed check-in arrival period, additional waiting time of £20 per hour may be charged.
Departures are at 10.30hrs or before. Any unauthorized departures after 10.30 will incur a late check-out fee. If you require a later departure please ask when you check-in if this is possible. We will try to accommodate you, providing our next arrival is not on the same day. If it is possible, you can stay in the apartment until 18.00, paying 50% of the rental cost per night and this charge will be explained to you. Any departures after 18:00 will be subject to the full price per day. On the departure day you should leave in accordance with the check-out procedure that is explained to you on arrival and is in your arrival documents.
At check-in the departure procedure will be explained to you. Normally this will mean leaving the keys in the apartment, this may mean leaving the keys directly in the property. You do not need to wait in the apartment for a member of staff. On first arrival, the check-in member of staff will explain exactly the procedure and it will also be written on your check-in documents. Please make sure you take all your belongings as you will appreciate we are unable to keep left items.
The rental agreement is for agreed period only and is not intended to create the relationship of Landlord and Tenant between the Guest and Us or the Principal. The Guest shall not be entitled to a tenancy, or to any assured short hold or assured tenancy or any statutory protection, that may be applicable in the local country.
The apartment shall be cleaned prior to the arrival of each client. When leaving, the client is obliged to leave the apartment in a reasonable condition, with all rubbish disposed of correctly. All our apartments are non-smoking. Any incidence of smoking inside the apartment will incur an additional cleaning fee.
Number and identity of the guests
The client will inform Magic Rentals of the number of guests included within the booking. The client named on booking confirmation email will be responsible for the activities of all the other guests, and must be present at check-in. Unless otherwise agreed by Magic Rentals, only the number of persons indicated by the client when booking shall be authorised to use the apartment. Numbers of guests greater than this amount may be subject to an additional charge and may void the booking entirely. Due to privacy and to maintain security, we can only confirm changes, and other communication (such as arrival) with the email included during the booking process. Please note other members travelling on the booking will not be able discuss your booking or make amendments without your written authority.
In the event of any infringement of the obligations contained in the terms and conditions, Magic Rentals at its sole discretion will be entitled to request the client to leave the apartment, and the client shall have no right to claim any type of compensation.
Use of the Apartment
Your booking does not constitute a relationship of Tenant and Landlord between the client and the Principal and/or Magic Rentals. The client accepts that the apartment is to be used only a short-term accommodation and there is no security of tenure.
Please observe that Magic Rental's Terms and Conditions with regard to disturbances, loud music, smoking and parties are very clear: ALL ARE STRICTLY FORBIDDEN. Guests staying in a Magic Rentals apartment should know that if parties or loud music are heard, or neighbours complain and/or police are called, it can result in immediate eviction regardless of the time of day or night.
The client signing the check in form will be liable for the correct and decent behaviour of all the persons accompanying him/her. Should that person, or any of the persons accompanying him/her not behave in a suitable and responsible way, Magic Rentals or the Principal shall be entitled to request the client and the persons accompanying him/her to leave the apartment without the right for the latter to claim any type of compensation. This will also result in loss of prepaid rent and refundable damage deposit. Also note that by booking with Magic Rentals you have already accepted our terms and conditions and will therefore be expected to abide by these rules. You will also be expected to sign these rules upon check-in on your arrival day.
** QUIET TIME IS EVERY DAY FROM 22.00 PM to 10.00 AM **
We appreciate your collaboration in this matter and hope you understand that these rules are necessary as these apartments are all situated in residential buildings where people have to live and get up for work and the nightly rest of these inhabitants must be respected.
The owner of the property, the Principal, may have additional house rules that will be explained to you at check-in. These house rules will be in addition the terms and conditions outlined herein. In the event of any notification of any problems by guests in writing to Us, Magic Rentals will make reasonable efforts to remedy the situation in a timely manner. Magic Rentals, at its sole discretion, reserves the right to charge for repeated call-outs to apartments for guests for matters of a trivial nature and will inform guests in advance if this is a possibility.
Pets are not allowed
SMOKING IS NOT ALLOWED in any of our apartments. If there has been any smoking the apartment, further cleaning will be chargeable, with a minimum charge of £75.
Neither Magic Rentals nor the Principal (the owner of the apartment) shall be liable for any direct or indirect damages that may arise as a consequence of the use by the client of the apartment, including without limitation, damages, insurance, personal injury, death, losses because of fires, robbery or criminal behaviour. In case of any infringement of the aforementioned obligations, Magic Rentals at its sole discretion will be entitled to request the client to leave the apartment, and the client shall have no right to claim any type of compensation.
All apartment descriptions and information is supplied in good faith. Whilst Magic Rentals do their utmost to maintain accuracy and to check details wherever possible, Magic Rentals cannot be held liable for any errors or omissions that may arise. Prices and availability change on a real-time basis and apartments are only reserved once you have received a confirmation email and booking ID.
Magic Rentals also reserve the right to change information published on the site at any time including rates, descriptions and photographs. Magic Rentals makes no warranty or representation about the fitness or suitability of any product or service advertised on its web site.
Magic Rentals reserves the right to update any of its terms and conditions at any time, as may be required and as may be in line with the company's business. The onus is placed on all parties, using the site, to undertake adequate measures to ensure that they visit any such terms and conditions on a regular basis.
By agreeing to use this site, it is implied that any such changes are accepted by any such third party and, that any such third party undertakes to comply with any such changes. These terms do not affect consumer statutory rights.
We do not store credit card details nor do we share customer details with any 3rd parties.
These terms and conditions are governed by and construed in accordance with the laws of Bulgaria. You agree to submit to the exclusive jurisdiction of the Bulgarian courts.
